  2. About the Development Process

    Thank you for your interest in developing in the City of Anna. As one of the fastest growing suburbs in North Texas, we are excited to work with you on bringing your project to the community to meet the needs of our neighbors.

    To manage the high volume of applications for new development and redevelopment efficiently, applicants are required to confer with the City's development review team to discuss proposals prior to making a formal submittal. 

    Pre-Application Meeting (PAM): An in-person, informational meeting where applicants ask questions about development requirements and present their project concept for non-binding staff feedback. Meetings are held on Tuesdays and Thursdays. At least one PAM must be completed within 45 days before scheduling a Formal Application Review Meeting (FARM).  

    Formal Application Review Meeting (FARM): An in-person meeting where applicants present their complete application package for City staff review before formal submission. Staff will review materials, identify deficiencies, and provide feedback on compliance with City requirements. Meetings are held on Tuesdays and Thursdays. Applicants must complete a Pre-Application Meeting (PAM) before scheduling a FARM, which must occur with 45 days of the application submission deadline.

    Staff members representing the following departments may be present at the FARM:

    • Development Services (Planning & Landscape Architecture)
    • Engineering Services
    • Fire Department
    • Parks & Recreation
    • Economic Development, as necessary
    • Building Services, as necessary
  3. How to Schedule a Meeting

    PAMs are held on Thursdays in half-hour increments beginning at 9 a.m. 

    FARMs are held on Tuesdays in half-hour increments starting at 9 a.m.

    • If you plan to have legal representation at the meeting, you will need to make staff aware before the meeting occurs.
    • To request a meeting, please submit your request by completing the form below. 
  4. Your Request MUST Include
    1. A narrative describing the proposed development with any questions and/or topics you would like to discuss with Staff, and
    2. A scale drawing of the property showing the following, but not limited:
    • Location/Vicinity Map,
    • Existing and proposed property lines, 
    • Existing and proposed road locations (approximate),
    • Dimensioned building(s),
    • Parking area(s),
    • Fire lane and/or drive aisle location(s),
    • Proposed open space area(s), and
    • Screening

    Staff will conduct a prescreen review to ensure that adequate information has been provided for your proposal. Upon successful completion of the Prescreen review, a Planning Technician will contact you to confirm the PAM/FARM.

    How to use the interactive zoning map:

    1. Zoom to the property.
    2. Select the property. If the zoning information does not appear in the white box, click the blue triangle until you see Zoning.
    3. You may need to click Ordinance Link(s) for more information.
